Home Inspection versus the Appraisal

Are you in the negotiating process for Real Estate in Florida? You will quickly hear the terms Home Inspection and Home Appraisal but what separates the 2? I will quickly try and explain the difference here so you are better informed!

A Home Inspection will be performed by a licensed home inspector who spends several hours examining as much of the home as possible including the home’s structure, plumbing and electrical systems, roof, and appliances (such as the HVAC system, hot water heater, and kitchen appliances). It may include ancillary inspections such as mold, wood destroying organisms (termite), or pools. to get an accurate idea of the current condition of the property.

A Home Appraisal gives you an idea of the homes actual worth.  This process is typically required by mortgage companies or banks before they will loan you the funds necessary to purchase the property. An appraisal will look over the basis of your home including number of bedrooms and bathrooms, amenities, square footage and more to determine the value of your home.
